How long does it take to evict a tenant in Oregon?



In Oregon, landlords can move to evict their tenants if they haven’t paid rent, are in violation of their lease, or are engaging in illegal or dangerous activities. But just because a tenant has committed one of the preceding doesn’t mean you can change locks or remove the tenant yourself. You must comply with state law and take the proper steps to reclaim your property.

Oregon Eviction Laws:

Non-Payment of Rent: 3 Days (ORS  § 90.394)
Non-Compliance: 14 Days (§ 90.392)
Rent Grace Period: 5-8 Days

The landlord can also give notice to the tenant on the fifth day after rent is due. However, if the landlord gives the notice after only five days from the due date, the notice must give the tenant six days, or 144 hours, to pay the rent or the landlord can begin eviction proceedings.
